Howard Capital is a real estate investment company. By entering into this agreement, the homeowner acknowledges and agrees to the following:

Howard Capital may enter into a purchase agreement for the property and may assign, reassign, market, or resell its contractual interest in the property to another buyer prior to closing. Howard Capital is not required to close on the property itself.

Howard Capital may market the property and/or its contractual rights to third parties and may resell or assign the contract for a profit. Any profit earned by Howard Capital is independent of the purchase price agreed upon with the homeowner.

The homeowner understands that Howard Capital is acting as a principal buyer/investor, not as a real estate agent or broker, and does not represent the homeowner’s interests. No fiduciary relationship is created by this agreement.

The homeowner acknowledges that the purchase price stated in the contract is acceptable regardless of any profit Howard Capital may earn through assignment or resale of the contract.
